On the lower ground floor there is a bedroom with king-size bed and a fitted wardrobe. This charming room, lovingly restored, features Victorian tile on the floor, a cast iron fireplace and a bay window that looks out onto the front terrace and garden.

On the upper ground floor, there is another bedroom with twin beds. This room also features a fitted wardrobe, cast iron fireplace and bay window with views up and down the Esplanade. On this floor as well is a bathroom/wc with both shower and bath. Beyond the bathroom is a utility room with a washing machine and tumble dryer. A study with telephone, answerphone, a desk and futon for quiet reading is also on this floor. There is wireless broadband available throughout the house.

On the first floor, lovely water views tempt the eye from all directions. The open plan living accommodation consists of a modern kitchen with gas hob and double oven, a large fridge/freezer, microwave, dishwasher and a generous range of equipment to satisfy any gourmet chef.

From the dining table, you are treated to views of both the rear garden and the river, as are those relaxing in the lounge area. Comfortably furnished with a cushy sofa and rattan wingback armchairs, the sitting room features a TV, DVD & video, stereo, and an unusual Georgian cast iron fireplace with gas fire. A set of French doors opens out onto the front balcony with period wrought iron work. From here, there are fascinating views over the harbour to Polruan and out to sea.

In the dining area, a second set of French doors leads onto the rear balcony (with outdoor dining table and chairs), which overlooks the rear private garden courtyard. Stairs lead down to this delightful, often sun-drenched retreat. There is also a gas barbecue for your use.

The second floor loft bedroom features a king-size bed and en suite shower room/wc, as well as an unusual window overlooking the river.

The owner's private parking space in a secured garage a five-minute walk from the house is included for your use.
